Home Bathroom Remodeling AssesmentIn place bathroom remodels can do only so much if what you really need is another bathroom. Before knocking out the back wall to build an addition for a larger remodel, Signature Kitchens Additions & Baths would thoroughly examine the current floor plan for remodeling ideas, to see if we cannot find a location for a small bathroom remodel or even a palatial location for your new bath. Basement Bathroom RemodelStart in the largest open space the basement. A basement location is a gem because our in house crew of carpenter and tile setters will cause the least disruption to your household during construction. There is always at least one waste stack dropping through the first floor into the basement. That's where we want to start. If there is a basement laundry, which prior to the 90's is typical, the stack is going to be nearby. Long Bath converted - The 1 becomes 2 Bathroom RemodelAnother possible location is to divide a large existing hall bath into two baths. In the 1990's Signature Kitchens Additions & Baths owner Gary Case used to buy a particular model of town home in Washington DC. The master bedroom had a door to a hall bathroom, which was thin and long, about 14' by 4'6. The tub, toilet and vanity all lined up length wise on one wall. We would do a gut bathroom remodel, reframe, widening the space by just seven inches on the thin side and five inches on the long side. This resulted in a space of 14'5" by 5'1", which we then divided with a partition wall. Net net this bathroom remodel created two 5' by 7'bathrooms, enough for a 30" tub on the 5' wall, a toilet and a 24" vanity. We were then able to sell the originally 1 1/2 bath town home as a 2 1/2" bath town home, for substantially more than we could have other wise." This bathroom configuration is not unique we see it everywhere we work from Fairfax County VA to Howard County MD. Other Bathroom Remodeling IdeasOccasionally, builders will devote a disproportionate amount of space to a room such as the master bedroom or the family room. A furniture vacant corner in the master bedroom or family room is a likely spot for an additional bath. Conversely, and often next to the large bedroom is a very small bedroom, which could become the bathroom remodel, or perhaps it's a rearrangement of both, for closets space and a bath. We are currently designing a bedroom & bath remodel for a split level in Silver Spring MD. The original builder did something just like this. A very tiny shower master bath, a relatively large make up area outside the bathroom, a thin walk in closet, and then a huge master bedroom with a tiny bedroom next door. You have to ask yourself, what were builders and buyers putting value on in 1965?
